Bengaluru’s 1BHK rentals have crossed ₹1 lakh a month, marking a new high in India’s technology capital. Analysts attribute the rise to a combination of demand from professionals, premium amenities, and limited high-end housing supply.

Ultra-Luxury Rentals Transform the Market

In developments such as Bhartiya City’s Leela Residences in Thanisandra, 900-square-foot 1BHK units are fetching rents of nearly ₹1 lakh, according to a report in Hindustan Times. At Four Seasons Private Residences on Airport Road, fully serviced 1BHK flats measuring 2,100 square feet rent for about ₹3 lakh a month. These residences include concierge services, housekeeping, and personal chefs, with maintenance costs ranging between ₹30,000 and ₹40,000 monthly.

Premium Locations Drive Demand

In Bengaluru’s central neighbourhoods, high-end 1BHKs are attracting strong interest. A 1,500-square-foot unit at Orchid View in Sadashivanagar rents for around ₹1 lakh a month. A penthouse in Ukn Miraya Brunton, Ashok Nagar, measuring 1,300 square feet, is leased at nearly ₹90,000. Stylish builder-floor apartments in Ulsoor, such as SBB Sapphire, command similar figures.

Compact studios near Manyata Tech Park also draw professionals willing to pay ₹50,000 for 300–400 square feet or close to ₹80,000 for a 1BHK. Proximity to workplaces and modern design are major selling points.

Broader Rental Trends

Market analysts note that Bengaluru rents have increased by 30–50 percent in the last two years. A year ago, an 800-square-foot 1BHK near MG Road typically rented for ₹40,000, still far below current ultra-luxury benchmarks.

According to Moneycontrol, the surge is driven by rising demand from white-collar workers in the technology sector and a lag in housing supply. However, experts expect rents to stabilise as new projects come online.

Cost-of-Living Pressure

For many middle-income households, the surge in rents reflects a broader affordability crisis. As The Economic Times reported, a monthly income of ₹50,000, once considered adequate in urban India, is now insufficient to cover rent and living costs in Bengaluru.

Dr. Ramesh Narayan, a housing policy researcher at the Indian Institute of Management Bangalore, said:

“The luxury segment is setting new records, but the concern is that high demand is also pushing up mid-range rents, leaving professionals and families squeezed.”

Expert Outlook

Industry experts remain divided on the long-term implications. Some argue that Bengaluru’s rental market reflects its position as India’s leading technology hub, where global professionals expect premium services. Others warn that unchecked growth could deepen inequality and trigger out-migration to more affordable areas.

“Developers are betting on aspirational living and international standards of service,” said Anita Verma, a Bengaluru-based real estate consultant. “But the city will need more mid-market supply to prevent a housing imbalance.”
